Building a Very Large House

Always assess your needs when you are determining how large your home should be. For example, a larger home may be appealing if all your kids are still living with you. However, that large home can quickly become a liability once those kids grow up and have their own homes. Avoid building an unnecessarily large house. It is better to have a more functional but smaller home so that home maintenance costs don't overwhelm you.

Don't Overlook the Resale Value

Your home will be sold sooner or later. It is therefore important to look at that new home from the perspective of someone who may want to buy it one day. Avoid design features that will be looked at as negatives when potential buyers are viewing that home. For example, would you be comfortable walking up and down the stairs in a home that has four storeys? Don't include anything that would deter future buyers even if you don't foresee that you will sell that home.

Don't Skimp on Amenities

Some people who want to build new homes try to keep the cost of the home within their stringent budget by sacrificing many of the amenities that they would have wanted to have. For example, don't abandon having a fully functional basement if you foresee that you will need that space. Having that basement made later on may end up costing you more money than what would have been needed if you had included that work during the initial construction of the home. Know which amenities qualify as "wish-list items" or "must-have items". You can defer those on the wish-list, such as hardwood flooring, in favour of the must-haves.

Don't Avoid Sire Visits

Always visit the construction site frequently to confirm that your new home will be exactly what you want it to be. Any deviations can be corrected easily and cost-effectively if they are discovered earlier on during the construction project. For example, it is easier and cheaper to make the bedroom window openings larger if the windows haven't already been ordered and installed.
